The real property industry has changed over the last two decades.  Today’s advent of burdensome entitlement processes, building codes, fire codes, accessibility codes and a number of other hurdles now disqualify otherwise qualified professionals.  To execute a successful project today requires the outlook of a political advocate, dedicated architects and builders, and command of a continuously changing technical knowledge base. 

Much the same thing has occurred in the real property industry over the last two decades.  Where a good “contractor” and a good “designer” could produce an acceptable product 20 years ago, today’s advent of burdensome entitlement processes, building codes, fire codes, accessibility codes and a number of other hurdles now disqualify otherwise qualified “old school” players. 

The current wave of new technology is already on the rise with the recent coming of Building Information Modeling, the democratization of 3D via Sketchup, and new programs that integrate with similar technology to monitor code compliance and extract constructability cost and time data.  Construction Science has truly become a science.  With proper programming, a centrally controlled “Building information model” is now imbedded with product specification, cost, quantities, availability.  It is worked on simultaneously by all design disciplines, and is the core reference to the construction field.

With these changes,, the notions of traditional project delivery are changing as well to the benefit of the Owner.  Design – bid – build is on it’s way out due to the tradition of cost over-runs and delivery speed.  Design – Build and Design– Led construction are dominant on the horizon.  HADC embraces the technology that now enables very small teams to accurately produce an execute work that previously required five times the manpower.
